The oven:

Now is the time to start thinking about the winter, and what to do with your swamp cooler, central air conditioners and heaters or furnaces. Proper maintenance is required if you want your air conditioning equipment to last. Also don't neglect your kitchen and laundry appliances.

Each season homes go through changes in temperatures, weather conditions and aging. In order to keep all the components of a home running smoothly and to avoid costly repairs later, it’s helpful to conduct seasonal maintenance actions each season.

As the summer continues, this is a perfect time to prepare for fall.

Regardless of location, start these helpful tips now to save money and get a jump on the season.

* Examine the roof, gutters and downspouts for debris — The roof is often forgotten about because it is not at eye level to give a subtle reminder about maintenance. Clear leaves, dirt and pine needles from gutters and examine downspouts for damage or loose pieces — check the flashing around the chimney and any openings in the roof, such as skylights for leaking problems.

* Examine property grounds — Before the grass is covered with snow, or it is too cold to venture outside, check walkways for cracks and loose paver material. Fix walkway and entryway areas before slippery weather can cause a tripping or falling accident.

* Change the home filters — Those who have a central air conditioning system should change the air filter regularly. Those who have a window air conditioning unit should remove it from the window or place a waterproof cover over it to prevent damage. Change filters in stove vents, clothes dryers and room fans if applicable. Clean air filters will keep a family healthier in the fall months.

* Repair leaky faucets — Before the temperatures start to dip low, examine leaky faucets in the kitchen, bathrooms and utility room locations.

* Prepare the fireplace — Some people use the fireplace more than a central heater in the fall and winter months. Discard old ashes and ensure the damper is open to allow air to freely move through the chimney. If the air becomes cold, close back the damper after cleaning.

Check the damper handle and springs to ensure the flue is operating correctly. Hire a professional chimney sweep if needed.

* Drain the hot water heater — Residential areas with extra amounts of hard water sediments could cause build up in the tank. Drain the tank and make sure rust is not developing.

If the hot water heater is extremely old or is rusting, consider a new one that will be more cost effective and energy efficient.

* Check windows and doors for drafts — The majority of conditioned air in the home is lost through the windows and doors. Check the home and open windows to ensure the seal and caulking around the window frame is in good condition. Think of adding heavier drapery around windows that are extra drafty, to help block some air infiltration.

* Clean and store seasonal outdoor furniture — Power wash the outdoor furniture and cushions. Once dry, store cushions in dry area to prevent cracking and fading over the fall and winter months.

* Have garden power tools serviced — Once grass begins to enter the dormant stage, sharpen the blades on the lawnmower, trimmer and other tools and get engine fluids recapped off. When shopping for new garden power tools, buy when the season is almost over for cost cuts.

* Take care of irrigation and lawn needs — Depending on where residential region, the climate for the lawn and its irrigation system may need to be checked. Consider hiring an irrigation service professional to fix broken heads before the cold weather sets in. Fertilize to prevent spring weeds and winter lawn damage.

Here are some suggestions to prolong the life of your appliance and reduce repair costs:

• Check the troubleshooting section of the owner’s guide. There may be a quick and simple solution.

• Check the power supply. Did the cat knock the plug loose? Does a circuit breaker need to be reset or is a fuse blown?

• For washers and dryers, make sure the door closes properly and the timer is set. Make sure water faucets are turned on.

• When clothes do not dry properly, check the dryer vent to be sure it is free from lint accumulation that can block air flow.

• For dishwashers, be sure to load properly and use only products designed for the appliance.

The number one appliance repair and troubleshooting tip is to read the manual that comes with the appliance. The owner’s guide usually has a troubleshooting section and other critical instructions for installation and use of appliances.

Next, begin the TLC process—one appliance at a time.

Dishwashers: Every one to two months, run an empty cycle with three cups white vinegar and one box of baking soda. This will break down any mineral deposits building inside of the machine and it will clean out the hoses. Also take out the spin arm and remove any debris that can be blocking drainage to the hoses.

Washing machine: Do the same to the washing machine for the same benefit, as well as wiping around the underside of the rim. Mold can build up here and create an offensive odor. Check the manual for the location of the belt and replace it if it shows signs of being frayed. It’s a tedious process handling a washing machine, but mineralization and belt wear are the top reasons a washing machine will break down. This works for a top-loading machine, but front loaders also need routine care.

Dryer: Most of us know the dangers of lint build-up within a clothes dryer and the possibility of it creating a fire hazard, but just clearing out the lint trap isn’t enough. Take the back off the dryer and vacuum the built-up lint that has gotten away into the machine. This keeps air circulation wide open, creates less time needed to dry clothes, less drag on the dryer’s operation, and all for just removing a few screws at the back.

Ovens: Ovens don’t need much servicing but depending on the make, model and age, the possibility of food and grease sneaking into out-of-sight places can cause concerns. So spend time looking around—inside and out—for possible problems. Most times, just running the self-cleaning cycle is all that’s needed. Also, check the gasket for deterioration. If it doesn’t shut tight on a dollar bill, it is time to replace it. A worn gasket causes heat loss and thus less cooking and utility efficiency.

Furnace: Have you ever heard of a furnace blower? This looks like a big spinning wheel, similar to a hamster wheel, but with lots of slates. The blower pulls in air, pushes it up into the heating mechanisms of the furnace and out into a room. Not only is it important to change the filter on a regular basis, but also pull out the blower to clean and oil it. Dust is always capable of creeping past filters and into motorized compartments, creating drag and less efficiency. A blower can be heavy, but regardless of what system you have, reaching where the dust can go will always pay off.

Air conditioning: For central air systems, keeping the unit safe from leaves, squirrels, insects and any other creature that can crawl or chew past screens is very important. Usually the animal will be fried by the unit if in operation, but it can also fry internal parts, so be sure to check periodically for signs of a break-in and take a shop vac to loosen and remove any outside build-up. The same is true for window units.

Refrigerator: Make sure the condenser coils are clean. Located either behind the unit or underneath, dirty coils create inefficient air circulation. Also, make sure that if your unit’s coils are at the back, there’s enough room between it and the wall—at least one inch—to promote enough air circulating around the coils. Check also the gasket around doors, just like the oven, as a worn gasket allows cold air to escape and creates more work for the refrigerator to refrigerate.

Consumers should stop using recalled products immediately unless otherwise instructed. It is illegal to resell or attempt to resell a recalled consumer product.

Name of Product: GE Zoneline Air Conditioners and Heaters

Units: About 90,600

Distributor: GE Appliances and Lighting, of Louisville, Ky.

Manufacturer: Sharp Corp., of Osaka, Japan

Hazard: An electrical component in the heating system can fail, posing a fire hazard to consumers.

Incidents/Injuries: General Electric and Sharp have received four reports of incidents involving smoke and/or fire with the air conditioning and heating units. In two of the reported incidents, fire extended beyond the air conditioning and heating unit, resulting in property damage. No injuries have been reported.

Description: This recall involves GE Packaged Terminal Air Conditioners (PTAC) and packaged terminal heat pumps manufactured between January 2010 and March 2011, and are most often used in apartment buildings and commercial space. The GE logo is affixed to the control panel door. Serial and model are printed on the rating plate. Consumers will need to remove the front panel to locate the model and serial information. The following models and serials are included in this recall:

Washer Repair

For those of you inviting guest over for the holidays now is the perfect time to clean your washing machine. If you don’t
have a clean cycle on the control board, use the hottest and highest water setting with the most aggressive wash setting.
Choose a washer clean product from the store like Afresh or Washer Magic. You can also just use vinegar or bleach. If you
have the clean cycle on the control panel, follow the manufactures recommendations. Once the guest leave give it another
Cleaning and continue the cycle every 1 -2 months.
Don’t forget the dryers also. You should clean the lint screen after every use. Also pull the dry out from the wall once or
twice a year and clean out the vent tube, and replace it if damaged. While the dryer is out clean all around it and under the
machine also. Clean out the vent in the walls at least once per year. And when you push the dryer back, don’t kink your
vent.

Self Clean Ovens

Do not clean your oven.

About a month ago I wrote about self cleaning ovens. Well, your time is up... If you have not cleaned your oven yet don't do it. Wait until after the holidays. We are already getting calls from frustrated customers stating that after they cleaned their oven, it no longer works. As much as I want to go fix your oven I also want a happy customer. Due to a rush on oven parts putting them into back order and shipping delays during the holidays, you run the risk of not having an operational oven for the holidays. We strive to repair everything the first trip and we stock up every year on oven and cook top parts just for these times. There will always be a couple of customers that have to make other arrangements for dinner. Just don't do it, its not worth the risk.. Wait for the holidays to end.

Did you know that manufactures recommend replacing your gas oven igniter every 3-5 years? If your experiencing slow ignition, gas smells, uneven cooking, or temperature issues it might be time to change your igniter. We are well stocked for the cooking season.

White film on my dishes

This is becoming a huge problem with consumers. I see this getting worse not better as the current soap stock runs out. As a service company this creates an issue. The customers don't believe us. They think we are just trying to get out of a call. They want it fixed. And the manufactures don't support us. They don't pay for customer education so the customer must pay or the small shop just eat the cost. (The customer is not going to pay)

Here is some information that might help satisfy 1 out of 5 customers. You will have to live with the other 4.

Automatic dish washing detergents are now phosphate-free to comply with various state regulations that
became effective July 1, 2010. The changeover in stores has been occurring gradually since late 2009.
Phosphates were added to detergents to sequester minerals in water and thus improve wash performance.
Detergents without phosphates tend to leave mineral deposits on glassware and other items, leading to
poor wash performance complaints. The deposits are in the form of a white film on glassware and other
items, even the dishwasher tub itself.
All phosphate free automatic dishwasher detergents appear to have this problem - some more so than others.
Independent testing has shown that packs and tablets appear to perform better than powder, liquid or
gel detergents. Cascade Complete All in 1 Action Packs is an example of a detergent pack product.
If a customer is using phosphate free detergent and has recently observed a white film developing on his/
her glassware, then we can safely assume phosphate free detergent is the problem. Please note that “film”
refers to a mineral build up and not etching as a result of using too much detergent.
The easiest way for the customer to remove the white film is to run their glassware and dishware through
a dishwasher cycle using citric acid. Use a WD35X151 citric acid kit. Pour the citric acid in the detergent
cup and close the cover. Place the filmed, but otherwise clean, glassware and dishware in the dishwasher.
Leave silverware and other metal items out of the dishwasher. Turn the dishwasher on and let it run
through a complete cycle without detergent. The glassware, dishware and dishwasher should come out
film free and with a sparkle.
The use of a rinse agent such as Cascade Crystal Clear may help minimize a repeat build up of film.
The automatic dishwasher detergent manufacturers are working to eliminate the phosphate free filming
problem. However, the problem will likely be with us for some time. Therefore, dishwasher owners may
have to repeat the citric acid rinse several times a year, especially if they are using a lower performing
detergent brand or are using the dishwasher without a rinse agent

Refrigerator Repair

First, check to see if the light comes on or if there is any fan, motor, or other sound coming from the appliance? If so, the refrigerator isn't really completely stopped--go to the specific problem you are having. If not, try adjusting the thermostat to a colder setting.

Second, check to see if there is power getting to the refrigerator. To do that, plug a lamp or other device into the same outlet the refrigerator is plugged into. If there's no power, check the fuses or circuit breakers. If the fuses or breakers aren't the problem, contact a qualified electrician to restore power to the outlet.

If there is power to the appliance but it still seems to be stopped, there may be a problem in one or more of these:

•Wiring
•Thermostat
•Defrost timer
•Compressor
•Overload and/or relay

Its that time of the year again. Its when all the moms can be seen with a little more of a smile on her face and an extra skip in her step. That right its the most wonderful time of the year. Schools back!!! Almost.. Kids are gone.. You can almost breath again.. You will soon find some more time for yourself during the day anyway.
This might be a good time to clean your oven. You don't have much time, the holidays are just around the corner. 3 months..
If you have a self clean oven, use this feature now not later. October 30 is the last day I recommend using this feature until after the holidays.
While in a clean mode the oven gets very hot around 900 degrees. If there is a problem with the oven the high temps will expose failures. If you wait until November and it fails, we might not have the time to get the parts and repair your oven for thanksgiving. Unless that was the plan. Now you can push the cooking problem to someone else.
If you don't clean it by October 30 just wait until after Christmas.
Its very important to follow the directions in your use and care manual.

Well pick it up and recycle it for FREE." El Paso Electric. Not a bad deal if your in the market. Get rid of the old refrigerator in the garage. Move your newer one from the kitchen to the garage. Buy a new one for your kitchen. That old appliance in your garage is costing you a lot of money to run. Just a side note, if you have a refrigerator or freezer in your garage, don't use an extension cord to plug it in. Also keep in mind that the plug in your garage is GFI protected and will trip, killing power to your appliance, usually when your out of town.

They sure can!! Two simple solutions to help prevent this from happening. Stainless steel hoses can be installed, SS hoses are much stronger than the rubber versions. A cheaper solution is to turn off the water taps when the washer is not in use, especially if your going out of town. If the shut off taps are difficult to reach, use the SS hoses. Manufactures recommend to replace your hoses every 5 years.

WASHINGTON, D.C. - The U.S. Consumer Product Safety Commission, in cooperation with the firm named below, today announced a voluntary recall of the following consumer product. Consumers should stop using recalled products immediately unless otherwise instructed. It is illegal to resell or attempt to resell a recalled consumer product.
Name of Product: Dishwashers
Units: About 1.7 million in the United States
Manufacturer: Maytag Corp. of Newton, Iowa or Maytag Corp. of Benton Harbor, Mich.
Hazard: An electrical failure in the dishwasher’s heating element can pose a serious fire hazard.
Incidents/Injuries: Maytag has received 12 reports of dishwasher heating element failures that resulted in fires and dishwasher damage, including one report of extensive kitchen damage from a fire. No injuries have been reported.
Description: The recall includes Maytag®, Amana®, Jenn-Air®, Admiral®, Magic Chef®, Performa by Maytag® and Crosley® brand dishwashers with plastic tubs and certain serial numbers. The affected dishwashers were manufactured with black, bisque, white, silver and stainless steel front panels. The brand name is printed on the front of the dishwasher. The model and serial numbers are printed on a label located inside the plastic tub on a tag near the left side of the door opening. Serial numbers will start or end with one of the following sequences.

Ftront load washers

Front load washers are more effi cient using
just 13 gallons of water verses 35 gallons for a
typical top load machine. Front load machines
use less energy. Front load machines also cause
less wear on clothes. However, occasionally,
front load washer consumers may comment on
longer wash times, increased washer vibration
or movement, clothes coming out wet, or that
washer paused and consumer had to restart.
Many times these issues are the result of
improper wash loads, wrong detergent usage,
too much detergent used, an improperly installed
front load washer, or weak home fl ooring.
Be sure to take the time fi rst to listen carefully
and fully understand the consumer’s specifi c

As the hub-bub of the school days are almost over and people
are beginning, once again, to tackle that ever growing
to-do list, we begin to receive many calls from clients
complaining about a ‘gassy’ or ‘kerosene’ smell on
clothes as they are removed from a gas dryer. If the
caller is questioned about whether there is any painting
or furniture stripping (or related activities) being
done in the home, the smell is almost always traced to
the combination of a gas dryer and paint fumes in the
home.
The fumes from the paint or other materials – sometimes
nearly imperceptible to a person’s nose – drift
about the house including the laundry room. These
fumes mix with the open flame of the gas clothes
dryer (sometimes a gas water heater) to produce a
kerosene-like smell on clothes.
The smell always dissipates as the paint cans are
closed, painting projects finished and the house is
thoroughly aired out. Washing any ‘smelly’ clothing
again will also take care of any remaining odors on
the affected clothes.

Dishwasher tips

If your family uses the dishwasher like most of us, it is very likely that
plates don’t get scraped as well as you might like most of the time. This
extra ‘stuff’ from the dishes can pose a few problems inside your dishwasher
that can affect results. While there is no need to wash and completely
pre-clean the dishes before loading (that’s why you have a dishwasher!),
large food particles can get stuck in the wash arm holes and decrease
water flow. Inspect these holes carefully and clean out with a
toothpick or pin. Finally, run a full cycle loading only a cup of plain
white vinegar sitting on the lower rack to remove mineral deposits.
Some other smart dishwasher ideas:
• Instead of pre-rinsing dishes, just scrape thoroughly. This can save
up to 20-gallons of water.
• Run only full loads. Why waste energy on a partial load when the
energy used is the same – full or almost empty?
• Air-drying dishes uses less energy than a heated-dry option and little
difference in quality outcome.

Liquid fabric softener vs. Dryer sheets

While it may be nice to have clothes that feel soft,
smell fresh and are free of static cling, both types of
products contain chemicals known to be toxic to people
after sustained exposure.
Since fabric softeners are designed to stay in your
clothes for extended periods of time, such chemicals
can seep out gradually and be inhaled or absorbed directly
through the skin.
For those who don’t want to give up the benefits
of fabric softeners but are afraid to risk exposure
to potentially toxic chemicals you can add
either a quarter cup of baking soda or a quarter
cup of white vinegar to the wash cycle. Either
one will soften clothes, while the latter will also
address static cling. (Be sure not to mix either
with bleach, though, as resulting chemical reactions
could cause noxious fumes.) If eliminating
static cling is your top priority, try drying natural-
fiber clothes separately from synthetic materials.
The combination of cotton and polyester is
often the culprit behind static cling. Another choice would be
natural fabric softeners
that rely on vegetable products
and natural essential oils instead of harsh
chemicals to get the job done.
Whichever you choose there is no real good choice. Dryer sheets clog up the dryer vents. Liquid fabric softener can ruin the your washer. Just remember which ever you choose, less is best.

What's your dishwasher doing today?

If a liquid dish soap was inadvertently used inside the dishwasher or you used too much rinse aid, you might notice your dishwasher is now spewing suds or water onto your kitchen floor. For the men out there, this is how you get out of doing dishes. Your first thought would be to call a repair company. Why don't we try this first? Turn off the dishwasher and get yourself about a quarter cup of cooking oil, whole milk or coffee creamer. Pour your product of choice directly into the dishwasher and start it. Operate the dishwasher for about two minutes and the fat in the oil or milk will bond with the soap allowing it to drain. When all traces of suds are gone, run the dishwasher again using the proper amount and type of detergent. Quality automatic dishwasher soap will not cause soap suds, unless they contain rinse agents, or other grease fitting chemicals. Use a high quality basic soap.

Many will argue the amount and type of dish soap. I suggest a basic name brand soap. Look at the percentage of phosphates in the soap. The higher the number the better is washes. With today's washers using less and less water it is imperative that you use a good quality soap. Poor quality soaps will not work. If you use a standard automatic diswasher soap, you really cant use too much. The harder your water, the more you need. If you use the little packets with rise agents in them limit your number to 1 only. More could cause leaks. If using powder or liguid fill up both the main wash and the prewash dispensors.

Ill leave you with one last tip. The minimum water temperature to effectively wash dishes is 129 degrees Fahrenheit. What does this mean to you? Your job is to make sure the inlet water to your dishwasher is at least 120 degrees Fahrenheit. Any less and it won't wash. Don't have a thermometer? Run your hot water at the kitchen sink. Hold your hand under the hot running water. Does it burn? If not it won't wash. Turn up your water heater. Always run the kitchen faucet (on hot) before starting the dishwasher. Remember, hot water and good soap are the two keys to a good dishwasher.
